Analysis of warehouse buildings involves considering the amount of office space.  Florida warehouse buildings typically have 10% to 30% office space.  However flex space could be as much as 100% office space.

   

We typically consider competitive flex buildings, warehouse buildings and occasionally office buildings to determine market rents.  Large projects require a discounted cash flow analysis if there is a substantial difference between market rents and actual rents.
