Analysis of flex buildings involves considering the amount of office space.  Florida flex buildings typically have more office space than other parts of the Country.  Flex space is a cheap alternative to standard office space and offers the flexibility of easily converting all or part of the space to industrial or to office.

   

We typically consider competitive flex buildings, warehouse buildings and office buildings to determine market rents.  Large projects require a discounted cash flow analysis if there is a substantial difference between market rents and actual rents.
